How To Invest in Real Estate: 5 Strategies That Actually Work

Image
Whether you have $100 or $100,000, investing in real estate can be a powerful wealth-building tool. I got my start with real estate investing in 2016 with the purchase of a run-down 1970s split level with four bedrooms. My W-2 income was less than $23,000 at the time. I lived with a rotating cast of three other short and long-term renters for years while slowly renovating it. Deals like that are much harder to find today, but that doesn’t mean you’re shut out of the market entirely if you’re in the same income bracket I was. Single trend emerges amid ‘impossible’ housing crisis

Image
A young tradie who has been working since he was a teenager has revealed the creative workaround he has discovered to enter the property market. Jared Johnston, 26, lives on the Gold Coast and is a plumber. He rents in a share house and is careful with his spending, yet cannot afford to buy his first home – despite entering the workforce at just 14 years old. The median price for a home on the Gold Coast reached $1.32 million in 2025. The sunny city is catching up with Australia’s most expensive city, Sydney, where the median house price is over $1.5 million. The Gold Coast is fast becoming an unaffordable destination for first-home buyers, and since Mr Johnston is single, trying to buy a property – even with a decent wage – is near-impossible with one income. Seasonal Bond Cleaning Challenges In Gold Coast Homes

Image
Seasonal changes in Gold Coast homes can make bond cleaning more challenging for tenants. During the wet season, increased humidity and rain can lead to dampness, mould, and water stains that need extra attention. Summer brings dust, sand, and pollen that can accumulate on floors, windows, and outdoor areas, requiring thorough cleaning. Tenants may also need to tackle cobwebs, insect marks, or salt residue near coastal properties. Preparing for these seasonal issues in advance, using the right cleaning products, and paying attention to details can help ensure the property meets inspection standards and increase the chances of getting the full bond back. Gold Coast outpaces capital city home price growth. Is it sustainable?

Image
Gold Coast property prices have been red hot since the pandemic. CoreLogic data suggests Gold Coast property prices have outpaced every Australian capital city over the past five years.  The 80.7 per cent growth in this period is ahead of Brisbane's 71.2 per cent rise to become the nation's second most expensive capital behind Sydney. "It's surprising to see this market has continued to see really strong growth … and a stronger five-year growth rate than any capital city," CoreLogic head of research Eliza Owen said.
